Common Leasing Questions 

 

1. How much space do I need?

     

  • In general 200 square foot per employee is common for office space. The amount of square footage you need can be efficiently worked prior to any move, especially with office and manufacturing. We can help you to determine efficient square footage needs based on your current and future operations.

2. How is rent  calculated?

 

If you leased 2000 square feet of office space at $15 gross plus electricity your payment would look like this: 

 

  • 2000sf multiplied by $15 = $30,000


  • $30,000 / 12 months =  $2500 monthly


  • Electricity is often $1.25 per square foot annually. 

    2000sf X $1.25/ 12 = $208.33 / month




3. What is a net lease?


  • Rent is calculated the same as above by multiplying the square footage by the lease rate however in addition to paying for electricity the tenant will also pay for other expenses. Net leases vary but usually the tenant pays their share of property tax, janitorial, landscaping and insurance to name a few. As these costs are variable expenses these charges fluctuate annually. It is common for retail, warehouse and a few office spaces to pay a net (NNN) lease.
